Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced.
Reason: To safeguard the character of the area in accordance with Policies G2, C2 and H12 of the South Oxfordshire Local Plan 2011.
That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and fascias has been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To safeguard the character of the area in accordance with Policies G2, C2 and H12 of the South Oxfordshire Local Plan 2011.
That no development shall commence until all existing buildings within the site have been demolished and the materials therefrom removed from the land.
Reason: To safeguard the character of the area in accordance with Policies G2 and H12 of the South Oxfordshire Local Plan 2011.
That, prior to the commencement of development on the land, a scheme for the landscaping of the site, including the treatment of the hardstandings and details for the supplementation of the existing planting on the rear boundary shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall include an arboricultural method statement to detail protection of the Sycamore tree to the rear of the properties in accordance with BS5837:2005, a specification for the pruning of trees along Bridle Road in accordance with BS3998:1989 and details of any changes to surfaces on the access or driveways of these properties. The scheme shall be implemented as approved within 12 months of the commencement of the approved development. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development , a new tree or shrub or equivalent number of trees or shrubs, as the case may be, shall be planted and properly maintained.
Reason: To help assimilate the development into its surroundings and to protect important trees in accordance with Policies G2 and C9 of the South Oxfordshire Local Plan 2011.
That the parking provision shall be as shown on the deposited drawing, reference 2228/11B all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G2, D2 and T2 of the South Oxfordshire Local Plan 2011.
That notwithstanding the provisions of the Town and Country Planning General (Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the first floor side or rear elevations of the dwelling other than those expressly authorised by this permission.
Reason: To ensure that the development is not unneighbourly in accordance with Policies G2 and H12 of the South Oxfordshire Local Plan 2011.
No development shall take place until full details of facilities to be provided for the refuse and recycling storage and composting within the site have been submitted to and approved in writing by the local planning authority and these works shall be carried out as approved prior to the first occupation of the dwelling and thereafter retained as such.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, D10 and H12 of the South Oxfordshire Local Plan 2011.
