The proposed roof extension, by reason of its height and position in relation to the boundary with No.99 St Marks Road, would constitute an oppressive and overbearing development, resulting in loss of sunlight, daylight and outlook to the closest ground and first floor front facing habitable rooms of No.99, to the detriment of the living conditions of the occupiers of this adjoining dwelling. The proposal would therefore be contrary to adopted South Oxfordshire Local Plan 2011 Policies G2 and H13 and EX5 of Section 4.6 of the South Oxfordshire Design Guide 2000.
