Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
Samples of the materials to be used for the external walls and roof of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Thereafter the development shall be carried out in accordance with the approved details.
Reason: In the interests of the visual appearance of the development in accordance with Policies G2, G6, C2, D1, and H13 of the South Oxfordshire Local Plan 2011.
Prior to the first use of the development hereby approved, the existing buildings as shown on drawing number 979907 shall be demolished and all resultant debris removed from the land.
Reason: In the interests of visual amenity in accordance with Policies G2, G6, C2, D1, and H13 of the South Oxfordshire Local Plan 2011.
A scheme for the means of treatment of the hard surfaced areas of the site shall be submitted to and approved in writing by the Local Planning Authority before any development commences. The development shall not be occupied before the hard surfaced areas have been constructed in accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, C2, D1 and H13 of the South Oxfordshire Local Plan 2011.
A scheme of fencing and other means of enclosure shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The development shall not be occupied before the fencing and other means of enclosure has been constructed in accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the site in accordance with Policies G2, G6, C2, D1, and H13 of the South Oxfordshire Local Plan 2011.
The garage hereby approved shall be used only for purposes incidental to the use of the existing dwelling, Little Merrywood. No separate residential use, trade, business or commercial enterprise of any kind whatsoever shall take place from the garage.
Reason: In the interests of the amenity of the surrounding area in accordance with Policies G2, G6, C2, D1, H6 and H13 of the South Oxfordshire Local Plan 2011.
