Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy G6 of the South Oxfordshire Local Plan.
That the additional accommodation shall be used as ancillary accommodation to The Inn at Emmington, as specified in the application, and shall not be occupied or used separately therefrom.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and TSM2 of the South Oxfordshire Local Plan.
That prior to the first occupation of the extensions, the boundary fencing/wall, as specified on plan reference 1090/3A, shall be constructed and so retained and maintained.
Reason: To protect the amenity of the adjoining property in accordance with Policies G2, D1 and G6 of the South Oxfordshire Local Plan.
That prior to the commencement of the development, a tree protection scheme shall be submitted to the Council in accordance with BS5837, and shall be approved in writing. The protection scheme shall be implemented prior to the commencement of construction works and shall be so retained during the construction period.
Reason: To protect a tree of significant amenity importance in accordance with Policies G2 and C9 of the South Oxfordshire Local Plan.
