Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory, in accordance with Policies G2, G6, C2, D1 and H13 of the South Oxfordshire Local Plan 2011.

That the detached garage hereby permitted shall be occupied and used only in connection with and incidental to the occupation and use of the existing property Ivydene as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would result in an additional dwelling in a rural location which is unacceptable, as stated in the South Oxfordshire Local Plan 2011 Policy H6.
