That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That colour swatches for the lettering, fascia and shopfront paint shall be submitted to, and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To protect the character and appearance of 5 Cornmarket and the adjacent listed buildings in accordance with Policies CON3, CON5 and CON8 of the adopted South Oxfordshire Local Plan 2011.
