Having regard to the restricted nature of the site and to the proposal to take access to the proposed dwellings between Felix lodge and Chestnuts, the proposals would result in intrusive and unneighbourly development by reason of additional activity, noise and disturbance that would detract from the residential amenities currently enjoyed by the occupants of adjoining dwellings. Accordingly, the proposals would be contrary to policies G2, D1, D4 and H5 of the adopted South Oxfordshire Local Plan 2011 and to advice set out in the South Oxfordshire Design Guide.
