Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the wall shall be reconstructed re-using existing bricks and bricks to match as per the sample agreed on site by the Conservation Officer. Reason: To safeguard the special architectural or historical interest of the listed wall and adjacent listed buildings in accordance with Policies CON3 and CON5 of the adopted South Oxfordshire Local Plan 2011.

That the wall shall be reconstructed to the existing heights using brick and lime mortar as per the existing Schedule and as per the sample brick panel and mortar agreed on site by the Conservation Officer. Reason: To safeguard the special architectural or historical interest of the listed wall and adjacent listed buildings in accordance with Policies CON3 and CON5 of the adopted South Oxfordshire Local Plan 2011.

That integration of capping from the site and new capping to match shall be carried out as per the sample agreed on site by the Conservation Officer. Reason: To safeguard the special architectural or historical interest of the listed wall and adjacent listed buildings in accordance with Policies CON3 and CON5 of the adopted South Oxfordshire Local Plan 2011.

That the works shall be carried out as per the method described in the Applicant's Supporting Statement. Reason: To reduce the damage to trees and acheive long term compatibility between the listed wall and ajdacent trees in accordance with Policies C9 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That details of where the bricks will be stored and cleaned shall be submitted to, and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To reduce the damage to trees and achieve long term compatibility between the listed wall and adjacent trees in accordance with Policies C9 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That protective fencing shall be erected prior to, and retained during the duration of the works, to prevent storage of materials within the Root Protection Areas of the Tulip Tree and Purple Plum adjacent to the wall. Reason: To reduce the damage to trees and achieve long term compatibility between the listed wall and adjacent trees in accordance with Policies C9 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That the existing trees on the land shall be protected whilst development operations are in progress. Reason: To reduce the damage to trees and achieve long term compatibility between the listed wall and adjacent trees in accordance with Policies C9 and CON3 of the adopted South Oxfordshire Local Plan 2011.
