Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
The ground floor of the extension hereby approved shall be erected in red brick, and the first floor shall be rendered and painted, to match the type, texture and colour of these features of the existing property.
Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6 and H13 of the adopted South Oxfordshire Local Plan 2011.
The roof and dormer window of the extension hereby approved shall be clad in clay tiles to match the existing roof of the property.
Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6 and H13 of the adopted South Oxfordshire Local Plan 2011.
The bathroom window at first floor level in the south-east elevation shall be installed with obscure glazing and thereafter permanently retained.
Reason: To protect the amenities of the occupiers of number 35 Vicarage Road, in accordance with Policy H13 of the adopted South Oxfordshire Local Plan 2011.
There shall be no additional windows inserted at first floor level in the side elevations of the extension hereby approved.
Reason: To protect the amenities of neighbouring residential occupiers, in accordance with Policy H13 of the adopted South Oxfordshire Local Plan 2011.
