The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the commencement of development samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan 2011.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan 2011.

That the proposed rooflights shall be conservation style, in accordance with details that should first have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan 2011.

That the rainwater goods shall be painted metal. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan 2011.

That the building hereby permitted shall be occupied and used only for purposes incidental to the occupation and use of the existing building, Pyrton Heath House, as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: Permission is granted on the basis that the use will be incidental to the main house, as unrelated use would be contrary to Policies H6 and H13 of the South Oxfordshire Local Plan 2011.

The garage accommodation shall be retained as such and shall not be adapted for living purposes. Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policies G2 and D2 and Appendix 5 (Car Parking Standards) of the South Oxfordshire Local Plan 2011.

That prior to the first use of the building hereby permitted, the existing stable building shall be demolished and the associated materials removed from the site. Reason: To protect the setting of the Listed Building in accordance with Policies G2, CON5 and H13 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of the development hereby permitted, a landscaping plan showing replacement of those trees that would be damaged by the erection of the building shall be submitted to and approved in writing by the Local Planning Authority. The replacement trees shall be planted in the planting season following the first use of the building, and shall be so retained and maintained. Reason: To help to assimilate the development into its surroundings in accordance with Policies G2 and G6 of the South Oxfordshire Local Plan 2011.
