That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the windows, external walls and roof of the building. Reason: To ensure that the details of the development are satisfactory, in accordance with Policies G2, G6, C2, D1 and H13 of the South Oxfordshire Local Plan 2011. That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows or similar openings shall be constructed in the first floor level or above of the east, south and west elevations of the extensions hereby permitted. Reason: To ensure that the development is not unneighbourly, in accordance with Policies G2, G6, D4 and H13 of the South Oxfordshire Local Plan 2011. Related application(s): P09/E1245/DIS

That the bathroom and ensuite windows in the south elevation of the extensions hereby permitted shall be glazed in obscure glass and hinged to open inwards prior to first occupation of the premises and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly, in accordance with Policies G2, G6, D1 and H13 of the South Oxfordshire Local Plan 2011.

That prior to the occupation/first use of the proposed extension the existing means of access onto Main Street shall be improved and laid out to the approval of the Local Planning Authority and constructed strictly in accordance with the Highways Authority's specifications and that all ancillary works specified shall be undertaken. Reason: In the interests of highway safety and convenience, in accordance with Policies G2, H13 and T1 of the South Oxfordshire Local Plan 2011.

The parking and manoeuvring areas shall be provided in accordance with the plan (07/07/03/A) hereby approved and shall be constructed, laid out, surfaced (bonded material), drained and completed, and shall be retained unobstructed except for the parking and manoeuvring of vehicles at all times. Reason: In the interests of highway safety and convenience and to comply with the Local Planning Authority's vehicle parking standards, in accordance with Policies G2, H13, T1 and T2 of the South Oxfordshire Local Plan 2011.

That notwithstanding the provisions of the Town and Country Planning General Development Order 1995 (or any order revoking and re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities, in accordance with Policies G2, H13, T1 and T2 of the South Oxfordshire Local Plan 2011.
