Having regard to the location of the extension on the boundary with the adjoining property, 50 Cherry Tree Road, and to the unsatisfactory details of design, the proposed two storey side extension would result in a cramped and incongruous form of development that would detract from the appearance of the existing house and from the character and appearance of the locality. Accordingly, the proposals are contrary to Policies G2, G6, D1 and H13 of the adopted South Oxfordshire Local Plan 2011, and to advice set out in the South Oxfordshire Design Guide 2000.
