Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the external walls of the development hereby approved shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6, C2 and H13 of the adopted South Oxfordshire Local Plan 2011.
That the tiles, including ridge tiles, to be used for the roof of the development hereby approved shall be of the same colour, type and texture as those used on the existing building.

Details of all the appropriate tree protection measures for every retained tree before and for the duration of the course of the development must be submitted in the form of a Tree Protection Plan in accordance with BS:5837-2005 and agreed in writing by the Council prior to any works, including demolition.
Reason: In order to safeguard the adjacent landscape features and the character of the area generally in accordance with Policies G2, C2, C9 and H13 of the adopted South Oxfordshire Local Plan 2011.
