Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON3 and CON5 of the adopted South Oxfordshire Local Plan 2011.

That detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Thereafter the works shall be carried out in accordance with the approved details. a. Underfloor heating system b. Joinery details of the windows and glazed screens Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON3 and CON5 of the adopted South Oxfordshire Local Plan 2011.

That samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Thereafter the works shall be carried out in accordance with the approved details. a. Bricks. Pointing shall be undertaken using a lime mortar b. Roofing tiles Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON3 and CON5 of the adopted South Oxfordshire Local Plan 2011.

All new rainwater goods shall be cast iron painted black Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policies CON3 and CON5 of the adopted South Oxfordshire Local Plan 2011.
