Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That development shall not commence until the existing caravan and associated works and materials have been permanently removed from the land. Reason: To protect the character and appearance of the area in accordance with Policies G2, G6, C2, D1 and CON5 of the South Oxfordshire Local Plan 2011.

That the works of demolition shall be carried out in accordance with drawing number 9501/08 rev. D and the new bungalow hereby permitted shall not be occupied until all three phases of demolition shown on the said drawing have been completed and the resulting materials removed from the site. Reason: To secure the works of improvement to the listed building, which justify a departure from the Council's adopted planning policies for this area in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That the development shall be constructed in accordance with the approved slab levels shown on drawing number 9501/11 and no other alteration to the existing ground levels shall take place on site. Reason: To protect the character and appearance of the area and setting of the listed building in accordance with Policies G2, G6, C2, D1 and CON5 of the South Oxfordshire Local Plan.

That the scheme for landscaping of the site shall be implemented in accordance with the details shown on drawing number 9501/10 rev. A. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of the species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help assimilate the new development into the area in accordance with Policies G2, G6, C2, D1 and CON5 of the South Oxfordshire Local Plan 2011.

That samples of all materials to be used for the external walls and roofs, which shall include plain clay tiles, shall be submitted to and approved in writing with the Local Planning Authority. Reason: To ensure the details of the development are satisfactory in accordance with Policies G2, G6, C2, D1 and H12 of the South Oxfordshire Local Plan 2011.

That the development shall not begin until a detailed specification of the type, design and external finish of all windows, doors, rainwater goods and external walls and fencing has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be constructed in accordance with the approved details. Reason: To ensure the details of the development are satisfactory in accordance with Policies G2, G6, C2, D1 and H12 of the South Oxfordshire Local Plan 2011.

That the garage doors shall be side hung and constructed with vertical dark stained timber boarding; and shall thereafter be retained as such. Reason: To ensure the details of the development are satisfactory in accordance with Policies G2, G6, C2, D1 and H13 of the South Oxfordshire Local Plan 2011.

That the bungalow shall not be occupied until space has been laid out on the site for vehicles to be parked as shown on drawing number 9501/01 rev. D and in accordance with the approved landscaping scheme shown on drawing number 9501/10 rev. A; and such parking provision shall be retained thereafter. Reason: To ensure the details of the development accord with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G2, G6, C2, D1, H12 and T1 of the South Oxfordshire Local Plan 2011.

That notwithstanding the provisions of Article 3 of, and Classes A, B and C of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Classes A, B and C of Part 1 of Schedule 2 of the Order shall be carried out unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local and neighbouring amenities in accordance with Policies G2, G6, C2, D1, CON5 and H12 of the South Oxfordshire Local Plan 2011.

The new brickwork and stonework for the development hereby approved shall be pointed with lime mortar and the brickwork, and the flint stonework shall be laid individually. Pre-constructed flint panels shall not be used. Reason: In the interests of the visual appearance of the buildings and the historic and architectural interest and setting of the listed buildings in accordance with Policies G2, G6, C2, D1, H12, H13, CON3, CON4 and CON5 of the South Oxfordshire Local Plan 2011.
