Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.

That the modern boxing underneath the larger window shall be removed and the associated plasterwork recessed to a level flush with the existing timber framing. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.

That the windows shall be blocked up in matching brickwork and finished with a lime render that sits flush with the face of the existing wall. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.
