Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

No development shall take place until samples of the materials to be used in the construction of the external surfaces of the extensions hereby permitted, have been submitted to and approved in writing by the local planning authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 Class A and Class C of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the side walls or roof of the property as extended without the prior written consent of the Local Planning Authority. Reason: To ensure that neighbouring residential properties are not overlooked and that the development would have a satisfactory external appearance in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

No development shall take place until details of front boundary treatment have been submitted to and approved in writing by the Local Planning Authority. Thereafter these measures shall be implemented as approved within 6 months of the development being completed. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

The dormer ensuite cloakroom window in the south-eastern elevation of the extension hereby approved shall contain obscure glazing only and thereafter shall be retained as such. Reason: To ensure that the neighbouring residential properties are not overlooked in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.
