Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That a hedge of a species to be first agreed with the Local Planning Authority in writing shall be planted along the southern boundary of the land within the first planting season following the commencement of the development. The hedge so planted shall be tended to grow to, and be maintained at a height of not less than 2 metres, and any plant which dies within the following 3 years shall be replaced with a plant of the same species within the following planting season, and shall be so retained and maintained. The hedge shall be planted in conjunction with the erection of a post and rail fence. Reason: To help assimilate the development into its surroundings in accordance with Policies G2 and G4 of the adopted South Oxfordshire Local Plan.

That notwithstanding the details accompanying the application, full details and samples of the materials to be used for the surfacing of the car park shall be submitted to and approved in writing by the Local Planning Authority. Reason: To help assimilate the development into its surroundings in accordance with Policies G2 and G4 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development, details of the proposed drainage for the site shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the drainage of the land shall be carried out in accordance with the approved details. Reason: In the interests of public health and to avoid pollution in accordance with Policy EP7 of the adopted South Oxfordshire Local Plan.

That, notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, or any order revoking or re-enacting that Order, no fencing shall be erected on the land other than that permitted by condition 2 of this permission. Reason: To protect the character of the landscape in accordance with Policies G2 and G4 of the adopted South Oxfordshire Local Plan.

That no lighting shall be installed around or within the new car park without the prior written agreement of the Local Planning Authority. Reason: In the interests of visual amenity in accordance with Policies G2 and G4 of the adopted South Oxfordshire Local Plan.
