Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
The external walls of the conservatory and annex extension hereby approved shall be constructed in bricks to match the colour, type and texture of those used on the existing dwellinghouse.
Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
The roof of the annex extension hereby approved shall be clad in roof tiles of the same colour, type and texture as those used on the existing building.
Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
That the extension hereby permitted shall remain as ancillary to the use of 56 Queens Road as one residential unit and shall not be occupied separately.
Reason: As the separate occupation of the extension would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy, contrary to Policy H13 of the South Oxfordshire Local Plan 2011.
