Conditions / Refusal Reasons
That the development is tantamount to the erection of a new dwelling in one of the District's smaller settlements, which has inadequate services to support new housing development. It is therefore contrary to principles of sustainability and is contrary to policies G1, G2, G3, H6 and H13 of the South Oxfordshire Local Plan 2011.
That having regard to its size, height, bulk and inappropriate domestic features the development is detrimental to the setting of Shepherds Cottage as a Grade 2 listed building and it detracts from the character and appearance of the Berrick Salome Conservation Area. Therefore the development is contrary to policies CON5 and CON7 of the adopted South Oxfordshire Local Plan.
