The proposed development, by reason of its bulk, size, location and design would both overwhelm and mask the original form of this modest sized late C17th cottage, diluting the building's special architectural and historic interest and detracting from its character, appearance and setting as a Grade II listed building. As such the proposal is contrary to Policies G2, G6, CON2, CON5 and H13 of the adopted South Oxfordshire Local Plan 2011 and advice set out in PPG15.
