Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

No development shall take place until samples of the materials to be used in the construction of the external surfaces of the garage hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C2 and H13 of the adopted South Oxfordshire Local Plan 2011.

The garaging, parking and manoeuvring areas shall be provided in accordance with the plan hereby approved and shall be constructed, laid out, surfaced, drained and completed and shall be retained unobstructed except for the parking and manoeuvring of vehicles at all times. The garaging shall also contain space for cycle parking and the workroom on the first floor shall only be used for purposes incidental to the enjoyment of the occupiers of Mallorns. Reason: To ensure that adequate on site vehicle and cycle parking is provided and that the workroom remains incidental to the enjoyment of Mallorns in accordance with Policies G2, D2, H13 and T1 of the adopted South Oxfordshire Local Plan 2011.
