Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That prior to the commencement of the development hereby approved, a sample panel of brick and flint shall be erected on the site and approved in writing by the Local Planning Authority. The sample panel shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel.
Reason: To ensure that the details of the development are satisfactory, in accordance with Policies G2, G6, CON5 and CON7 of the South Oxfordshire Local Plan 2011.
That a sample of the brick capping shall be submitted to and approved in writing by the Local Planning Authority before any development commences and the new work shall be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory, in accordance with Policies G2, G6, CON5 and CON7 of the South Oxfordshire Local Plan 2011.
That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development of any work.
Reason: To secure the protection, throughout the time that the development is being carried out, of trees growing within or adjacent to the site which are of amenity value to the area, in accordance with Policies CON7 and C9 of the South Oxfordshire Local Plan 2011.
That no development or other operation shall commence on site until a scheme (herein called the Arboricultural Method Statement) has been submitted to and approved in writing by the Local Planning Authority. The Arboricultural Method Statement shall contain specific details of the foundation design and shall explain how the walls are to be constructed without damaging trees on or adjacent to the site. No development or other operations shall take place except in complete accordance with the approved Arboricultural Method Statement.
Reason: To secure the preservation of trees, growing within or adjacent to the site which are of amenity value to the area, in accordance with Policies CON7 and C9 of the South Oxfordshire Local Plan 2011.
