Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
No development shall take place until samples of the brick to be used in the construction of the extension hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details.
Reason: To ensure that the character and appearance of the Henley - St Marks Conservation Area is preserved in accordance with Policies G2, G6, CON7 and H13 of the South Oxfordshire Local Plan 2011.
That details of the type, design and finish of the windows and doors (including the garage door), incorporating section and elevation drawings at a scale of 1:20 and 1:5, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development and shall thereafter be implemented as approved.

The bricks shall be laid in Flemish bond to match the existing brickwork.

Notwithstanding the provisions of Schedule 2 Part 1 Class A of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the north-eastern side elevation of the extension hereby approved without the prior written consent of the Local Planning Authority.
Reason: To ensure a satisfactory external appearance and to safeguard the residential amenity of adjoining occupiers in accordance with Policies G2, G6, CON7 and H13 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of Schedule 2 Part 1 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the garage and parking areas shown on plan 207/P10 shall be retained for the parking of private vehicles only.
Reason: To ensure that adequate on site parking is provided and that the details of the development are satisfactory in accordance with Policies G2, H13 and T1 of the South Oxfordshire Local Plan 2011.
Tree protection measures in accordance with the recommendations of BS 5387 (2005) shall be put in place prior to the commencement of development to safeguard the Hawthorn tree to the rear of the proposed extension. In the event of this tree dying or becoming decayed within 5 years of the completion of development, then details of a replacement species shall be submitted to and approved in writing by the Local Planning Authority and implemented within the first planting season or with a programme first agreed with the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2 and C9 of the South Oxfordshire Local Plan 2011.
