Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roof of the extension hereby approved shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure as satisfactory appearance, in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan.

The window located on the side elevation facing number 14 Sycamore Drive shall be obscurely glazed and non-openable and permanently retained in this manner. Reason: To protect the amenities of the occupiers of this property, in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development details of the proposed parking and turning area to be provided within the site shall be submitted to and approved in writing by the Local PLanning Authority, and thereafter permanently retained. Reason: In the interests of highway safety, in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
