Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
The premises shall only be used as a bakery as outlined in the documentation supporting the application and for no other purpose.
Reason: In the interests of the listed buildings and the amenity of neighbouring occupiers in accordance with Policies G2, G6, CON4 and E8 of the South Oxfordshire Local Plan 2011.
That no goods, materials, plant or machinery shall be stored or operated in the open without the prior permission of the Local Planning Authority.
Reason: To safeguard the character of the area, the setting of the listed buildings and the amenity of neighbouring occupiers in accordance with Policies G2, G6, C2, CON5, CON7, EP2, D1 and E8 of the South Oxfordshire Local Plan 2011.
There shall be no retail use carried out from the site.
Reason: Due to the unsustainable location of the site and in the interests of the amenity of neighbouring occupiers in accordance with Policies G2, G3, G6, E8 and T1 of the South Oxfordshire Local Plan 2011.
No external lighting shall be installed at the site unless otherwise approved in writing by the Local Planning Authority.
Reason: To safeguard the character and appearance of the area in accordance with Policies G2, G6, C2, CON5, CON7, D1 and E8 of the South Oxfordshire Local Plan 2011.
All plant, machinery and equipment to be used by reason of the granting of this permission shall be so installed, maintained and operated so as to prevent the transmission of odour, noise and vibration into any premises either attached to, or in the vicinity of the premises to which the application refers.
Reason: To protect neighbouring occupiers from disturbance in accordance with Policies EP1 and EP2 of the South Oxfordshire Local Plan 2011.
