Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That details of windows and doors at a scale of 1:20 and 1:5 shall be submitted to, and approved in writing prior to the commencement of the development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2, CON3, CON7, G2 and G6 of the adopted South Oxfordshire Local Plan 2011.

That all new works and making good the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2, CON3, CON7, G2 and G6 of the adopted South Oxfordshire Local Plan 2011.

That details of the paint colour finish shall be submitted to, and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2, CON3, CON7, G2 and G6 of the adopted South Oxfordshire Local Plan 2011.

That no works shall take place on the premises between the hours of 5pm and 8.30am on weekdays and Saturdays, or at any time on Sundays and Bank Holidays. Reason: To ensure that the development is not unneighbourly in according with Policies TSM4 and EP2 of the adopted South oxfordshire Local Plan 2011.

That a scheme for controlling noise and dust on and eminating from the site during the demolition and construction phases shall be submitted to, and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To protect the amenity of neighbours in accordance with Policies TSM4 and EP2 of the adopted South Oxfordshire Local Plan 2011.
