The proposals would be contrary to policies G2, G6, CON7 and H13 of the adopted South Oxfordshire Local Plan, and to advice contained in the South Oxfordshire Design Guide. Having regard to its excessive size, bulk and height, to its inappropriate details and location in a prominent position on the side of the property, the proposed side extension would result in a form of development that would not appear as a subservient addition to the property, would detract from the form and character of the existing property and would neither preserve nor enhance the character or appearance of the Aston Rowant Conservation Area.
