Having regard to its prominent position, design, scale and unsatisfactory relationship with the original rear elevation and rear dormer window, the proposed extensions would detract from the form, character and appearance of the existing property and would fail to preserve or enhance the character and appearance of the St Marks Road Conservation Area. As such, the proposed extensions are considered to be contrary to Policies G2, G6, D1, CON7 and H13 of the SOLP 2011 and advice contained in the EX2 and BD11 of the South Oxfordshire Design Guide 2000 and guidance contained within Planning Policy Statement 1 and Planning Policy Guidance Note 15.
