That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the commencement of development, structural information identifying the location and extent of the proposed underpinning must be submitted to and approved in writing by the Local Planning Authority. This will be based on further investigations into the existing foundations and ground conditions but also must consider the structural implications for other sections of the building to prevent further damage. Thereafter the development shall be carried out in accordance with the approved details. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building and its setting are protected and the character and appearance of the Watlington Conservation Area is preserved in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the drawing which refers to 'damaged sections of brickwork on the south west elevation to be taken down and rebuilt in 220 mm brickwork', a detailed schedule of works and method statement for the repairs must be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. This information must be used to inform the extent and type of repair work undertaken to ensure the minimum loss or intervention in the existing fabric. Stitching or anchoring the walls in sections 3 and 4 is likely to be less disruptive to the fabric. The development shall be carried out in accordance with the approved details. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building and its setting are protected and the character and appearance of the Watlington Conservation Area is preserved in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and H13 of the South Oxfordshire Local Plan 2011.

That details of the type, design and finish of the doors and windows (including the snug), incorporating section and elevation drawings at a scale of 1:20 and 1:5, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development and shall thereafter be implemented as approved. The presumption is that they will be single glazed painted timber casements or sashes with traditional puttied panes. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building and its setting are protected and the character and appearance of the Watlington Conservation Area is preserved in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and H13 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development a section drawing at 1:5 is required to be submitted to and approved in writing by the Local Planning Authority to confirm that the lead roof of the snug extension will not interfere with the thatch and allow the thatch to breathe at the eaves. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building and its setting are protected and the character and appearance of the Watlington Conservation Area is preserved in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and H13 of the South Oxfordshire Local Plan 2011.

The construction of the two-storey extension will be in a brick bond and lime mortar to match the existing northwest gable construction. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building and its setting are protected and the character and appearance of the Watlington Conservation Area is preserved in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and H13 of the South Oxfordshire Local Plan 2011.

No development shall take place until samples of new tiles to be used in the construction of the work hereby permitted have been submitted to and approved in writing by the local planning authority. Thereafter the work shall be carried out in accordance with the approved details. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building and its setting are protected and the character and appearance of the Watlington Conservation Area is preserved in accordance with Policies G2, G6, CON2, CON3, CON5, CON7 and H13 of the South Oxfordshire Local Plan 2011.

Before the extensions are first occupied/used, the existing means of access onto Cuxham Road shall be altered and laid out to the highway authority's specifications and the parking and manoeuvring areas for the dwelling shall be provided in accordance with the plan (06.774/05) hereby approved and shall be constructed, laid out, surfaced (bound material), drained and completed and shall be retained unobstructed except for the parking and manoeuvring of vehicles at all times. Reason: To ensure that adequate on site parking is provided in accordance with Policies G2, D2, H13 and T1 of the South Oxfordshire Local Plan 2011.

No development shall take place until a scheme to prevent the discharge of surface water onto the public highway shall be submitted to and approved in writing by the local planning authority and the scheme shall be carried out as approved prior to the commencement of building operations. Reason: To ensure that surface water does not discharge onto the highway in accordance with Policies G2, EP6 and T1 of the adopted South Oxfordshire Local Plan 2011.
