Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for all existing trees and hedges which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with BS:5837:2005 Trees in Relation to Construction and shall have been submitted to, and approved in writing by the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policy C9 of the adopted South Oxfordshire Local Plan 2011.

That the external walls and roof of the garage shall be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C2, D1 and H13 of the adopted South Oxfordshire Local Plan 2011.

That an explotitory dig shall be carried out at the location of the footings, the details of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To reduce the damage to the trees on the site and to acheive long term compatibility between the garage and adjacent trees in accordance with Policy C9 of the adopted South Oxfordshire Local Plan 2011.
