The access onto the main road that serves the rear of 10 Craysleaze is well below the required visibility standard recommended by the Local Highway Authority. The erection of an additional dwelling on the site would result in an increased number of vehicles using the access, and it is the opinion of the Local Highway Authority that any increase in traffic movements using such an access would be detrimental to highway safety. Accordingly, the proposals are contrary to policy T8 of the Oxfordshire Structure Plan and to policies H5 and T1 of the adopted south Oxfordshire Local Plan 2011.
The proposed addition to the side of 10 Craysleaze is not set back by a sufficient amount from the front of the existing property and accordingly would detract from the character and appearance of the pair of semi detached properties. As such, the proposals are contrary to policies H5, G6 and C2 of the adopted South Oxfordshire Local Plan and to advice contained in the Council's Design Guide 2000.
