Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in application S.12/07 as shown on plan numbers 1, 2 & 3 accompanying the application except as controlled or modified by conditions of this permission, unless otherwise agreed in writing by the Head of Sustainable Development. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That development must be begun not later than the expiration of three years beginning with the date hereof. Reason: By virtue of the provisions of Section 91 (1) (a) of the Town and Country Planning Act, 1990.

That the land be landscaped and planted with trees and shrubs in accordance with a comprehensive planting and landscaping scheme first approved by the Head of Sustainable Development and that trees and shrubs so planted be properly maintained and that in the event of any of the trees or shrubs dying or being seriously damaged or destroyed within a period of five years from the completion of the development a new tree or shrub or equivalent number of trees or shrubs as the case may be, be planted and properly maintained in a position or positions first approved by the Head of Sustainable Development. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development. (Policies: G2, EN1, (OSP2016); C2 (SOLP2011))

That all planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting season following the occupation of the buildings or the completion of the development, whichever is the sooner, and any trees or plants which within a period of five years die, are removed or become seriously damaged shall be replaced in the next planting season with others of similar size and species, unless the Head of Sustainable Development gives written consent to any variations. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development. (Policies: G2, EN1 (OSP2016); C2 (SOLP2011))

That no development shall take place until the trees and hedgerows around the site have been protected during consultation works by means of a protective fence around the edge of the canopy of the trees and hedgerows in accordance with B.S.5837:2005 and with the written requirements (copy attached) of the Head of Sustainable Development relating to the protection of trees and hedges. Furthermore, no works or storing of plant or materials shall be carried out within the fenced area. Reason: To ensure the protection of trees and hedgerows and to preserve the amenities of the locality. (Policies: G2, EN1, (OSP2016); C2 (SOLP2011))

That the hours of use for the contractors access for the delivery of materials to the site shall be approved by the Head of Sustainable Development following consultation with the School Headteacher before construction work commences on site. Reason: In the interests of highway safety and the safety of the school users. (Policies: G2, T1 (OSP2016); CF2 (SOLP2011))

That the working hours for the contractor shall be approved by Head of Sustainable Development following consultation with the School Headteacher before construction work commences on site. Reason: In the interests of the amenities of the neighbouring occupiers. (Policies: G2 (OSP2016), EP2 (SOLP2011))

That the existing School Travel Plan shall be updated to take account of the development hereby approved and shall be submitted to and approved in writing by the Head of Sustainable Development following consultation with the Travel Plans Development Team. The amended Travel Plan shall be put into operation by the start of term number 2, 2008. Reason: In the interests of highway safety and to encourage more sustainable means of transport. (Policies: T1 (OSP2016))

That details of the specification for the installation of the synthetic grass play area (including sectional drawings) shall be submitted for approval in writing by the Head of Sustainable Development prior to the development commencing. Reason: To prevent any pollution to the water environment. (Policies: G2 (OSP2016); EP7 (SOLP2011))

That details of any lighting that may be required at the site shall be submitted for approval in writing by the Head of Sustainable Development before any such lighting is installed. Reason: In the interests of the amenities of nearby residents. (Policies: G2 (OSP2016); EP3 (SOLP2011))
