Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The new timber boarding to the garage building shall be as described in the Design and Access Statement accompanying this application. Reason: In the interests of the visual appearance of the building in accordance with Policies G2, G6, C2, CON2, CON3, D1 and H13 of the South Oxfordshire Local Plan 2011.

In line with the applicant's letter of 14th August confirming that the end gable elevation of the barn will be reconstructed to match the existing walls with oak framing including sole plate and vertical timbers to match the construction of the opposite western gable, a detailed method statement for the reinstatement works to this gable including details of the plinth shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Thereafter the development shall be carried out in accordance with the approved method statement. Reason: In the interests of the visual appearance of the building in accordance with Policies G2, G6, C2, CON2, CON3, D1 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the drawings submitted with the application, drawings to show the details of the new windows at a scale of 1:1 and 1:10 shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the buildings in accordance with Policies G2, G6, C2, CON2, CON3, D1 and H13 of the South Oxfordshire Local Plan 2011.

All new timber boarding to the external end gable wall of the barn shall match exactly the profile and depth of the existing boarding and be stained a colour to match the existing elevations of the barn. Reason: In the interests of the visual appearance of the building in accordance with Policies G2, G6, C2, CON2, CON3, D1 and H13 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development in relation to the garage building, the public right of way shall be widened as indicated on drawing number 3. Thereafter, the width of the public right of way shall be retained. Reason: To protect the public rights of way network in accordance with Policy R8 of the South Oxfordshire Local Plan 2011.
