The proposed two storey extension, by reason of its size, location and appearance would constitute an incongruous development, which would fail to be subordinate to or respect the character and scale of the original house and would be out of keeping with the character of the surrounding area, which lies within the Chilterns AONB. The proposal would therefore be contrary to adopted South Oxfordshire Local Plan 2011 Policies G2, G6, C2 and H13 and EX2 of Section 4.6 of the South Oxfordshire Design Guide.
