Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That sample materials for the walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy G2, G6, C2 and H13 of the adopted South Oxfordshire Local Plan 2011.

That a sample panel of the brick and flint to be used on the garage shall be constructed on site, inspected and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy G2, G6, C2 and H13 of the adopted South Oxfordshire Local Plan 2011.

That a tree protection plan (in accordance with BS:5837-2005) must be submitted to the Forestry section and agreed in writing prior to any works being carried out, including demoliton and thereafter implemented as approved throughout the duration of the development. Reason: To safeguard trees which are visually important in accordance with Policies G2 and C9 of the adopted South Oxfordshire Local Plan 2011.
