Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That prior to the commencement of any development in connection with the use hereby permitted full details of the disabled ramp to the main entrance on the north elevation and the pellet store to the rear shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the ramp and the store shall be installed in accordance with the approved details prior to the first use of the hall as a village store and post office.
Reason: In order to ensure that the details of the development are satisfactory in accordance with Policies G2, D7 and CON7 of the South Oxfordshire Local Plan.
That, prior to the commencement of any development in connection with the use hereby permitted a detailed specification for the oak bollards to be installed between the pedestrian access and the vehicular access shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the bollards shall be installed in accordance with the approved details prior to the first use of the hall as a village store and post office.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2 and CON7 of the South Oxfordshire Local Plan 2011.
That obscure glazing shall be installed in the two large windows marked 'C' in the east elevation of the building prior to the first use of the village store and post office. Thereafter obscure glazing shall be retained in these windows.
Reason: To protect the privacy of The Old School House in accordance with Policies G2 and CF1 of the South Oxfordshire Local Plan.
That prior to the first use of the building as a village store and post office the parking and manoeuvring area shall be laid out and provided in accordance with the amended Drawing 7 V2 received on 9 August 2007. Thereafter the area shall be so retained and unobstructed except for the parking and manoeuvring of vehicles at all times.
Reason: To ensure adequate car parking and turning space is provided in the interests of highway safety in accordance with Policies G2, D2, T1 and T2 of the South Oxfordshire Local Plan.
