Conditions / Refusal Reasons
That there shall be no external lighting on the site unless in accordance with details which shall have first been submitted to and granted planning permission by the Local Planning Authority, such details to provide information on the level of intensity of illumination at which the lighting is to be provided and retained.
Reason: To safeguard the rural character of the countryside in accordance with policy EP3 of the South Oxfordshire Local Plan 2011.
That the use shall be confined wholly within the building at all times. Open areas outside the building shall be used for the parking of vehicles, access, manoeuvring, loading and unloading purposes only. No storage or other business or industrial use shall take place other than inside the building.
Reason: To preserve the rural character of the area and the natural beauty and character of the Chilterns Area of Outstanding Natural Beauty in accordance with policies G2 and C2 of the South Oxfordshire Local Plan 2011.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 or the Town and Country Planning (Use Classes) Order 1987 (or any order revoking or re-enacting those Orders) the building shall only be used for the purpose of an office (Class B1a) other than with the prior written permission of the Local Planning Authority.
Reason: To allow the Local Planning Authority the opportunity to assess the suitability of any change of use of the building in accordance with policy E8 of the South Oxfordshire Local Plan 2011. To allow the Local Planning Authority the opportunity to assess the impact of any change of use on the natural beauty and distinctive character of the Chilterns Area of Outstanding Natural Beauty; and the rural character of the area in accordance with policies G2, C2, E5 and E8 of the South Oxfordshire Local Plan 2011.
That no sale of goods direct to the public shall be undertaken from the application site at any time.
Reason: To protect the rural character and amenity of the area; the natural beauty and character of the Chilterns Area of Outstanding Natural Beauty; and the vitality and viability of existing towns and villages in accordance with policies G2, C2 and TC7 of the South Oxfordshire Local Plan 2011.
