Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the doors and windows of the extension hereby approved shall be of the same colour and type as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C2 and H13 of the South Oxfordshire Local Plan 2011.

That the materials to be used for the walls and roof of the extension hereby approved shall be of the same colour and type as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C2 and H13 of the South Oxfordshire Local Plan 2011.

The high level window to be installed in the first floor of the north-eastern side elevation shall be fitted with obscure glazing only and shall be fixed shut and thereafter shall be retained as such. Reason: To ensure that the neighbouring residential properties are not overlooked in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 Class A and Class C of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the north-eastern (side) elevation or roof of the extension hereby approved without the prior written consent of the Local Planning Authority. Reason: To ensure a satisfactory external appearance and to safeguard the residential amenity of adjoining occupiers in accordance with Policies G2, G6, C2 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the proposed parking areas shall be retained for the parking of private vehicles only. Reason: To ensure that adequate on site parking is provided and that the details of the development are satisfactory in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.

Prior to commencement of development, including demolition, a tree protection plan (in accordance with BS:5837-2005 "Trees in relation to construction - recommendations") making reference to tree pruning and an arboricultural method statement, giving details of changes to the driveway access and any other works within the root protection areas of the trees and in accordance with arboricultural practice note 1 "Driveways Close to Trees" shall be submitted to and approved in writing by the Local Planning Authority. Thereafter it shall be implemented as approved prior to any work and maintained during the duration of the development. Reason: To protect important trees and to safeguard the character of the area in accordance with Policies G2, G6, C2, C9 and H13 of the South Oxfordshire Local Plan 2011.
