Details of the layout, scale, appearance and landscaping of the site (hereinafter called "the reserved matters") shall be submitted to and approved in writing by the Local Planning Authority before any development begins and the development shall be carried out as approved. Reason: As the application is not accompanied by details of these matters.

Application for approval of the reserved matters shall be made to the Local Planning Authority before the expiration of three years from the date of this permission. Reason: By virtue of Section 91 to 95 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

The development hereby permitted shall begin before the expiration of two years from the date of approval of the last of the reserved matters to be approved. Reason: By virtue of Section 91 to 95 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

No development shall take place until samples of the materials to be used in the construction of the external surfaces of the dwelling hereby permitted have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H4 of the South Oxfordshire Local Plan 2011.

No development shall take place until details of boundary treatment, hard and soft landscaping and a tree protection plan in accordance with BS5837 (2005) 'Trees in relation to construction - recommendations' has been submitted to and approved in writing by the Local Planning Authority. These works shall be carried out as approved prior to the occupation of the dwelling or in accordance with a programme agreed with the Local Planning Authority. Any protective measures shall be implemented for the duration of the construction. Reason: To protect important trees and to safeguard the character of the area in accordance with Policies G2, G6, C9 and H4 of the South Oxfordshire Local Plan 2011.

No development shall take place until plans of the site showing the existing and proposed ground levels and levels of thresholds of the dwelling hereby approved has been submitted to and approved in writing by the Local Planning Authority. Such levels shall be shown in relation to a fixed and known datum point. Thereafter, the development shall not be carried out other than in accordance with the approved details. Reason: To ensure that the work is carried out at suitable levels in relation to adjoining properties and highways having regard to amenity, access, highway and drainage requirements in accordance with Policies G2 and H4 of the South Oxfordshire Local Plan 2011.

That prior to the commencement of development, the proposed means of access onto Deanfield Road shall be formed and laid out to the approval of the Local Planning Authority and constructed strictly in accordance with the highway authority's specifications and that all ancillary works specified shall be undertaken. Reason: To ensure that adequate on access is provided in accordance with Policies G2, D2, H4 and T1 of the South Oxfordshire Local Plan 2011.

That prior to the first occupation of the dwelling, the parking area shall be provided in accordance with the plan (733.2) hereby approved and shall be constructed, laid out, surfaced (bound material), drained and completed and shall be retained unobstructed except for the parking of vehicles at all times. Reason: To ensure that adequate access is provided in accordance with Policies G2, D2, H4 and T1 of the South Oxfordshire Local Plan 2011.

No development shall take place until full details of facilities to be provided for the refuse and recycling storage and composting within the site have been submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as approved prior to the occupation of the dwelling and thereafter retained as such. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, D10 and H4 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 Class A of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the first floor of the eastern elevation of the dwelling hereby approved without the prior written consent of the Local Planning Authority. Reason: To ensure that the neighbouring residential properties are not overlooked in accordance with Policies G2, G6, D4 and H4 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 Class A and Class E of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no extensions or outbuildings shall be erected within the curtilage of the dwelling hereby approved without the prior written consent of the Local Planning Authority. Reason: To protect neighbouring amenity and prevent the over development of the site in accordance with Policies G2, G6, D4 and H4 of the South Oxfordshire Local Plan 2011.
