Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby approved shall be erected in complete accordance with the approved drawings and thereafter permanently retained.
Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
That the materials to be used for the external walls and roofs of the first floor and porch extensions hereby approved shall be of the same colour, type and texture as those used on the existing building.

That all new windows and rainwater goods shall match those of the existing building in type, design and external finish.
Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.
There shall be no windows inserted into the south facing elevation of the first floor extension hereby approved. No alterations shall be made to this elevation to permit access onto the remaining flat roof of the existing ground floor extension, and no alterations shall be made to this flat roof to facilitate its use as a terrace/amenity space.
Reason: To protect the amenities of neighbours, in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.
The French doors in the rear elevation at first floor level shall be hung to open outwards over the balcony, as shown on approved drawing number P100 Rev 1 and thereafter permanently retained.
