That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The development hereby approved shall be erected in complete accordance with the approved drawings and thereafter permanently retained. Details of any material alterations to the approved development shall be submitted to and approved in writing by the Council prior to the commencement of building works. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6, C2 and H13 of the South Oxfordshire Local Plan 2011.

The storage building hereby approved shall be of a timber construction stained brown, with the roof materials being of the same colour, type and texture as those on the adjacent triple garage building. Reason: To ensure a satisfactory appearance, in accordance with Policies G2, G6, C2 and H13 of the South Oxfordshire Local Plan 2011.

The storage building hereby approved shall be used only for purposes incidental to the use of Orchard House as a dwellinghouse. The storage building shall not be occupied as accommodation, or used for any commercial or business purpose. Reason: To protect the character of the area and to safeguard the amenities of neighbouring residential occupiers, in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.

That the screening along the southern and western boundaries of the site shall be retained for a period of three years following the completion of the development hereby permitted. Any trees, shrubs or hedges that are damaged or die shall be replaced with one of the same species within 6 months and thereafter so maintained unless the Local Planning Authority otherwise agrees in writing. Reason: To protect the character and appearance of the area in accordance with Policies C2, G2 and H13 of the South Oxfordshire Local Plan 2011.
