Conditions / Refusal Reasons
That the extent of the new residential curtilage shall be as shown outlined in red on drawing reference S.108/01. Reason: To secure the proper planning of the locality in accordance with Policies G2 and C1 of the South Oxfordshire Local Plan.

That within one month of the completion or occupation of the new dwelling, whichever is the sooner, the existing mobile homes on the site shall be permanently removed from the land. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, C1, H6 and H12 of the South Oxfordshire Local Plan.

That the existing established tree and hedge screen along the boundary of the site with Thame Road shall be retained and maintained for three years from the completion of the development. Reason: To safeguard the character of the area in accordance with Policies G2, C9 and C1 of the South Oxfordshire Local Plan.

That no development shall be carried out on the site unless an application for planning permission in that behalf is first submitted to and approved by the Local Planning Authority, and this condition shall apply notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995. Reason: To secure the proper planning of the locality in accordance with Policies G2 and H12 of the South Oxfordshire Local Plan.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policies G2 and EP5 of the South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on the maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policies G2 and EP5 of the South Oxfordshire Local Plan.
