Conditions / Refusal Reasons
That the car parking area approved by this planning permission shall be used only for the purpose referred to in the statement submitted in support of the application, namely for the parking of employee's and visitor's vehicles only in connection with authorised businesses located at Church Farm; and not for the storage of vehicles awaiting repair or sale; or for any other purpose without the prior planning permission of the Local Planning Authority. Reason: To allow the Local Planning Authority the opportunity to assess the impact of any change of use on the natural beauty and distinctive character of the Chilterns Area of Outstanding Natural Beauty; the rural character of the area; and setting of nearby listed buildings or local amenity in accordance with Policies G2, C2 and CON5 of the South Oxfordshire Local Plan 2011.

That no additional concrete surfacing shall be incorporated into the parking area; and that the surface materials for the car parking area shall be limited to well compacted 'hogging' or 'as-dug' gravel and maintained as such. Reason: To protect the setting of nearby listed buildings in accordance with Policy CON5 of the South Oxfordshire Local Plan 2011.

That a hedge of species to be first agreed in writing with the Local Planning Authority shall be planted along the western boundary of the application site within the next growing season in accordance with the plan submitted with the application. Such hedge shall be tended so as to grow to and remain at a height of not less than 2 metres and any plant which may die or be seriously damaged or destroyed within three years of planting shall be replaced and the replacement shall be properly maintained. Reason: To protect and enhance the landscape quality of the countryside and the natural beauty of the Chilterns Area of Outstanding Natural Beauty in accordance with Policies G2, C1 and C2 of the South Oxfordshire Local Plan 2011.
