Conditions / Refusal Reasons
The application site lies in a visually prominent position within an area of countryside forming part of the Chilterns Area of Outstanding Natural Beauty. The proposed development, due to its siting, height, design, scale, bulk and massing, would represent an intensification of the built form on the application site, which would be out of keeping with the attractive rural character and appearance of the surrounding area. In addition the development would fail to conserve or protect the natural beauty and the special landscape qualities of the Chilterns Area of Outstanding Natural Beauty. As such the development is contrary to Policies G2, G4, G6, C1, C2, D1 and E5 of the South Oxfordshire Local Plan 2011 and guidance contained within the South Oxfordshire Design Guide 2000 and Planning Policy Statement 1: 'Delivering Sustainable Development, and Planning Policy Statement 7: 'Sustainable Development in Rural Areas'.
