Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Details of the staining of the external surfaces of the garage hereby permitted have been submitted to and approved by the Local Planning Authority before development commences. Thereafter the staining shall be implemented as approved before the first use of the garage. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, D2 and H13 of the South Oxfordshire Local Plan 2011.

The existing trees, shrubs and hedges on the site shall be protected, in accordance with BS5837 (2005) 'Trees in relation to construction - recommendations'. The tree protection measures shall be carried out prior to the commencement of development and thereafter retained in place until the completion of the development hereby approved. Reason: To safeguard the character of the area in accordance with Policies G2 and C9 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the garage accommodation shall be retained for the parking of private vehicles only. Reason: To ensure that adequate on site parking is provided and that the details of the development are satisfactory in accordance with Policies G2, D2 and H13 of the South Oxfordshire Local Plan.
