Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
No development shall take place until samples of the materials to be used in the construction of the external surfaces of the building hereby permitted, have been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C2, CON5 and H13 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of Schedule 2 Part 1 Class E of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the walls or roof of the building hereby approved without the prior written consent of the Local Planning Authority.
Reason: To ensure a satisfactory external appearance and to prevent overlooking of adjoining residents in accordance with Policies G2, G6, C2, CON5 and H13 of the South Oxfordshire Local Plan 2011.
The building hereby permitted shall not be occupied or used at any time other than for purposes incidental to the residential occupation of Wisteria Cottage.
Reason: To ensure that the proposed building would remains used for incidental purposes for The Old Rectory in accordance with Policies G2, CON5 and H13 of the South Oxfordshire Local Plan 2011.
