Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the doors and windows of the extensions hereby approved shall be of the same colour and type as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

That the materials to be used for the walls and roof of the extensions hereby approved shall be of the same colour and type as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of Schedule 2 Part 1 Class A and Class C of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no openings other than those expressly authorised by this permission shall be inserted in the first floor of the western side elevation or roof of the extensions hereby approved without the prior written consent of the Local Planning Authority. Reason: To ensure a satisfactory external appearance and to safeguard the residential amenity of adjoining occupiers in accordance with Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011.

The window to be installed in the first floor of the western side elevation shall contain obscure glazing only and thereafter shall be retained as such. Reason: To ensure that the neighbouring residential properties are not overlooked in accordance with Policies G2 and H13 of the South Oxfordshire Local Plan 2011.

The existing trees, shrubs and hedges on the land and adjacent to the site shall be protected, in accordance with BS5837 (2005) 'Trees in relation to construction - recommendations'. The tree protection measures shall be carried out prior to the commencement of development and thereafter retained in place until the completion of the development hereby approved. Reason: To protect important trees and to safeguard the character of the area in accordance with Policies G2, G6, C2, C9 and H13 of the South Oxfordshire Local Plan 2011.
