That the commercial use of the riding arena sited within the open countryside detracts from the natural beauty and rural character of the Chilterns Area of Outstanding Natural Beauty, contrary to Policies C2 and G2 of the South Oxfordshire Local Plan 2011.

That the proposed development does not meet the required standards for construction or visibility at the existing vehicle access and the increased traffic movements associated with the commercial use of the riding arena could cause hazard to users of the highway, contrary to Policy T1 of the South Oxfordshire Local Plan 2011.
