That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the brick plinth and roof shall be of the same colour and type as those used on the existing building. The bricks should be quality clay bricks. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C3, CON7 and H13 of the South Oxfordshire Local Plan 2011.

The rainwater goods for the gazebo hereby approved shall be metal and not plastic and thereafter retained as such. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, C3, CON7 and H13 of the South Oxfordshire Local Plan 2011.

Before the commencement of any site works or operations relating to the development hereby permitted, an arboricultural method statement detailing a "no dig" construction with hand dug holes for the piles and avoiding soil excavation within the root protection area of the adjacent hedge and trees during the construction period (in accordance with the recommendations of BS 5837:2005 "Trees in relation to construction - recommendations" and Arboricultural Practice Note 1 "Driveways Close to Trees") shall be submitted to the Local Planning Authority for approval. Written approval must be obtained prior to commencement of any site works. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, CON7, C3, C9 and H13 of the South Oxfordshire Local Plan 2011.

Details of floodable design measures to allow the free flow of flood water through the gazebo shall be submitted to and approved by the Local Planning Authority. The gazebo shall be constructed in accordance with the approved design. Reason: To prevent the impedance of flood flows and a consequent displacement of flood waters in accordance with Policies G2 and EP5 of the South Oxfordshire Local Plan 2011.

No spoil or materials shall be deposited and there shall be no raising of ground levels in the area of land liable to flood. Reason: To prevent the loss of flood storage in accordance with Policies G2 and EP5 of the South Oxfordshire Local Plan 2011.
